We are a separate part of a full service brokerage dedicated only to managing rental houses. We work closely with the sale side of the brokerage whenever purchase or sale is involved. So, we can sell your property or lead you to your next investment property through one of our top notch sales agents. In fact when we sell our own personal real estate we use the expertise of our sales agents and they do the marketing and sales.
Amerisouth Realty Property Management is 100% residential real estate property management.
This is where most managers start listing the thousand small tasks involved in management: marketing, qualifying tenants, executing leases, collecting and holding security deposits in compliance with state statute, collecting rent, paying bills, bookkeeping and records for tax time, ensuring tenant compliance with the lease and with your home owner’s association rules, even pursuit of evictions,
But just consider these two scenarios:
- A couple applies for your rental property. How do you qualify them? How do you run a credit check? How do you check their rental history? Do you know if they have a criminal record? And, if they do, is there anything you should, or shouldn’t do, to determine whether or not they are still qualified? What is your liability if you rent to a registered sex offender? Where do you get all this information?
- Your tenant calls on Saturday and tells you there is a bad water leak. You find a plumber that is willing to work weekends and ask him to go repair the leak and send you the bill. He does. But, while he is there one of the tenant’s kids is running through the house and trips over his power cord and falls and sustains a small cut on his forehead that requires a couple of stitches. The tenant wants reimbursement for an emergency room visit. Shouldn’t the plumber’s liability insurance cover that? Does the plumber have insurance? How could you even find that out? And worse, what if he doesn't?
These are just a few of the problems that come pre-solved when you hire a professional manager that knows the business.
We comply fully with the Fair Housing Act. This means that we will not choose to disallow anyone that is a member of a protected class under the current act. (See link below).
You can choose to disallow pets, but not a service animal. Service animals are not considered to be pets (or even animals by some current standards). This portion of law and rule is currently in flux. We attend instructional classes semi-annually to keep abreast of these changes.
You can deny smoking in your home. Smokers are not a protected class.

Our Property Management Director, Jordan McDowell, earned his first real estate license in 1988 and promptly joined the Property Management Department at the ERA brokerage in Pensacola. In 1991 he joined the National Association of Residential Property Managers (NARPM).
In 2004 he moved to Exit Realty in Pensacola and began to grow that management portfolio while improving quality of service. He has remained involved with NARPM and has been a Pensacola Chapter Board Member and President. He currently serves on the Board for the Pensacola chapter. He has attended several courses on Trust Account management. During a recent Florida Real Estate Commission (FREC) audit his books were found to be 100% compliant.
During this time Jordan began to acquire his own rental properties. He and Broker Dan Gullahorn are both owner/investors of real property.
In 2015 Jordan earned a real estate broker’s license and joined Broker Dan Gullahorn at Century 21 Amerisouth to build a Property Management Department that will express the ethics, honesty and professional knowledge that we have developed over the years. (See our Business Plan)
